Turks & Caicos Q1 Market Report - "We're Not In Kansas Any More"

The Caribbean is synonymous with “Island Time” and trust me, it is definitely a thing. One of the reasons why the Caribbean is so popular to visit is because we don’t take life as seriously as the rest of the world, days can pass slowly, and patience is a prerequisite.
We are, at the end of another quarter, looking back on what was a deceptively busy 3 months. As the numbers will show, the first quarter of 2025 has turned into a more successful 3 months than many would have felt, but it was definitely a later start, fueled largely by external factors, but one that is running at full steam as we look towards Easter.
As always at The Agency Turks & Caicos our vision exceeds further than what is just in front of us and that long term view was totally on display in Q1 as Navah, a project we have been working on for over 4 years, broke ground. This exciting development will re-energize the North West Point area of Providenciales and is a very exciting addition to the development landscape on the Island. Likewise The Retreat, our boutique condo offering in Grace Bay, has begun construction anchoring both ends of the Island with new development projects.
As we look at the numbers, they tell a different story. Sales volume for Q1 outpaced the sales volume for the same period in 2024 by over 22%. While the number of listings sold decreased slightly, the average sales price and median sales price both nearly doubled.
We are very excited to proceed with some of these exciting projects that took their root at these events. 2025 is going to be a very interesting year. We have already seen that the culture and ethos we have at The Agency is seeing success. No matter what the year throws at us we will keep our head down, work hard and deliver for our clients. Exciting things are coming and we're ready for them!
